Exterior Design-Build Project Consultations
All projects require different levels of work. To begin to understand the true scope of work our team will need to survey the project site and meet with you at the project site. We do this to determine what challenges a project may pose, get accurate measurements and detailed notes of the area and understand how we can elevate outdoor living best fit for your vision, style and budget.
This allows us to present our clients with firm, fixed pricing that includes a detailed scope of work rather than vague guesstimates with little to no description of the actual work to be done. Our team works tirelessly for you to prepare to build your ultimate outdoor living space. Due to the amount of time we dedicate to this process, we charge a flat rate for our consultations. This rate starts at $300 and varies based on distance from the Just Grillin Outdoor Living showroom.
Consultation Process
Step 1
Initial Site Visit
Meeting at the project site is a critical first step for the Just Grillin Outdoor Living team to best understand how we will create our next award-winning project. This isn’t a 10-minute glance over of the area either. Your assigned outdoor living specialist is there to measure, notate utilities, take pictures, look for obstacles, discuss your vision and goals for the project and answer some initial questions you may have.
This is also a meeting that you need to be prepared to answer questions such as timeline expectations, budget, wants versus needs, how you envision using the space, items that you’re particular about and anything else that is relevant to the project. Collecting detailed information like this allows our team to do the best job possible.
The most important question you will answer at this time is your budget. Project costs vary greatly. Without knowing this information, your specialist cannot create an accurate proposal that solves your outdoor living problems. Please see our FAQ section below for more regarding this.
Step 2
Preparing 3D Rendering & Detailed Proposal
This step in the process is more behind the scenes. After the initial site visit, your outdoor living specialist is diligently working to create an extraordinary conceptual outdoor space. We utilize a life-like 3D software that gives you the most accurate imagery of what our team can transform your outdoor space into. To create this, your specialist is cross-referencing municipal codes, drafting from years of experience and factoring in measurements and information discussed during the initial meeting,
Once your specialist has this prepared they begin to work on a detailed, fixed proposal for the project. While we aim to turn this information around in a few weeks time, it can take longer sometimes depending on the complexity of the project scope. Our goal is to be accurate and thorough in this process. Our clients don’t consult us because we’re the cheapest or fastest. They work with us because we take our time, do things right and deliver on quality. If your outdoor specialist has not already scheduled a meeting at our showroom, they will do so once this information is ready to be reviewed.
Step 3
Meeting Your 3D Design & Proposal
Be prepared to be blown away by the work our team does to prepare to build your project. During this step, you’ll have a one-on-one meeting with your outdoor living specialist as they introduce you to your new outdoor living space from the comforts of our design showroom. Not only will you be meeting your design for the first time, you’ll also get to see many of the products and materials proposed firsthand to learn more about the overall project.
Design or scope of work changes could be needed based on this meeting. That can be typical. To streamline our process, we will modify the design and scope up to two times after the initial meeting before additional costs would be incurred for further modifications. This meeting is not a high-pressure sales meeting. With minor details possibly in flux, the goal is to be in an agreeable direction towards contracting to start our next amazing project.

Our consultations are conducted by professional designers that are true outdoor living specialists. The nominal fee we charge for a consultation is a tremendous value for any client that is serious about creating a luxurious outdoor space. Using decades of experience and knowledge, this is equally as much a learning experience for you to understand what is required for your specific project.
Project costs can vary greatly from $10k to well over $200K depending on the scope of work. Our team invests a great deal of time with you on the front end of contracting to explore your project meticulously. Simply put, the time, experience, knowledge and thoroughness required by our team during this process is valuable. If you are not willing to spend a few hundred dollars to explore this serious of a financial investment for your home, Just Grillin Outdoor Living is probably not the right company to build your project.
No, it is not. Just Grillin Outdoor Living does not charge a separate design fee as any conceptual drawings and designs made during the consultation process are part of our process. This is one reason a consultation with our team is a tremendous value. However, any conceptual design created during this process remains the property of Just Grillin Outdoor Living until a project is formally contracted.
All conceptual designs will be presented to you in person in our showroom. You will have the ability to view this in person with our team during the consultation process. We do not provide digital or print copies and we do not allow photos of the conceptual drawings until formally contracted.
All consultation fees are non-refundable. For clients that contract to move forward with their project, this fee will be deducted from the project total.
For clients that elect to not move forward with their project, the fee will not be returned. The fee cannot be applied towards an appliance purchase etiher.
Our goal is to set realistic expectations every step of the way. Knowing a budget is a crucial piece of information to doing so. In over 21 years of business, we see, more often than not, that clients are not accustomed to what the true cost of creating many of the beautiful outdoor spaces you see in our portfolio actually does cost. There is a lot of bad information online that gives false impressions of accurate building costs.
Our team needs to know your budget so they can do their best to create what you’re asking for within or as close to your budget as possible. We do not guarantee that what you, as a client, ask for will be in your provided budget. This is why we have our thorough consultation process. Exploring projects we create takes time and there is plenty of fine-tuning required before moving to build. Without knowing a budget, it is hard for our team to manage expectations and provide the quality service and results that Just Grillin Outdoor Living has built a reputation on over the last two decades.
