Exceptional projects require exceptional planning. Before any pricing is provided, our team must conduct a thorough on-site evaluation of your property. We do this to document the existing conditions, take precise measurements, identify project considerations and fully understand your vision for the space.
The result is a detailed project scope with firm pricing. This provides clarity, minimizes surprises and establishes a clear roadmap from concept to completion.
Consultations start at a flat rate of $300 and go up incrementally based on travel distance from our showroom. This is credited towards your project when you hire our design-build team.
Our consultations are much more than a brief meeting that end in vague estimated costs. Our team spends a serious amount of time project planning to give our clients a realistic 3D vision of the project, a hardline project price, clearly defined scope of work and detailed roadmap to completion. It’s a much deeper level of expertise and service that only Just Grillin Outdoor Living can provide.
The initial on-site consultation is the foundation of every Just Grillin Outdoor Living project and a critical step in understanding how we can design and deliver your turnkey project at the highest level.
This is not a brief walkthrough or casual review of the property. Your dedicated interior and exterior designer conducts a comprehensive site evaluation, including precise measurements, utility identification, photography and a detailed assessment of existing conditions and potential constraints. At the same time, we explore your vision, goals, lifestyle needs, and how you intend to use the space, while addressing any initial questions you may have about the process.
To make the most of this meeting, clients should be prepared to discuss key project factors such as timeline expectations, design preferences, must-haves versus nice-to-haves, and any specific considerations that are important to the success of the project. The more clarity we have during this stage, the more effectively we can design a space that aligns with your goals.
A clear understanding of budget is the most important component of this conversation. Projects can vary significantly in scope and investment, and without this information, it is not possible to provide accurate direction or develop a meaningful project proposal. Budget clarity allows our team to design intentionally, recommend appropriate solutions, and ensure expectations are aligned from the very beginning.
This initial consultation is designed to establish the information needed to move forward with confidence, precision, and a clear understanding of what your project will require.
Following the initial site consultation, your project moves into a focused design and development phase led by your dedicated, experienced designer. This stage takes place behind the scenes, where all field data, measurements, site conditions and discovery notes are translated into a comprehensive project vision.
Using advanced, life-like 3D design software, we begin developing a detailed conceptual representation of your future outdoor living space. This allows you to clearly visualize layout, structure, flow and key design elements before any construction begins. In parallel, our team cross-references municipal requirements, applies decades of construction experience, and carefully evaluates all technical and logistical considerations identified during the on-site visit.
Once the conceptual design is refined, we develop a detailed, fixed-scope proposal that outlines the full project investment and clearly defines the scope of work. Our priority is accuracy, clarity, and completeness—ensuring there are no assumptions or gaps in understanding when it comes time to move forward.
While we strive to complete this phase within a few weeks, timelines may vary depending on the complexity and scale of the project. This level of detail requires time and precision, and we do not rush the process at the expense of quality or accuracy.
Once your design and proposal are complete, your designer will schedule a follow-up meeting at our showroom to present the 3D concept and review the full project scope in detail. This is where your vision begins to take tangible form and the project is fully brought into focus.
The in-person presentation meeting is where your project begins to take its final form.
During this one-on-one session at our design showroom, your designer will guide you through a fully developed 3D concept of your future outdoor space. This is your first opportunity to see the complete vision come to life—carefully designed based on your site conditions, goals and the detailed planning completed during the earlier stages of the process.
In addition to the design presentation, you will also have the opportunity to view and experience many of the proposed materials, finishes and product selections firsthand. This allows you to better understand how each element contributes to the overall design, performance, and aesthetic of your project.
At this stage, refinements to the design or scope of work are not uncommon. Minor adjustments may be made to ensure the final plan aligns perfectly with your expectations and priorities. To maintain an efficient and structured process, we include up to two design revisions following this meeting. Additional revisions beyond this point may be subject to additional design fees.
While this meeting is highly detailed and collaborative, it is not a high-pressure sales presentation. The focus is on clarity, alignment, and ensuring every aspect of your project is thoughtfully considered. The goal is to finalize a shared direction that leads confidently into a construction agreement and the beginning of your home transformation.

Our consultations are conducted by experienced interior and exterior designers who specialize exclusively in creating custom high-end projects. For homeowners considering a significant investment in their property, the consultation provides tremendous value through professional guidance, project planning, and expert insight developed over decades of experience.
Every property, lifestyle, and vision is different. During the consultation, our team helps identify opportunities, challenges, design considerations, product selections, and budget expectations specific to your project. Just as importantly, it gives you the knowledge and clarity needed to make informed decisions before moving forward with a major home improvement investment.
Home remodeling projects can range from $10,000 to well over $300,000 depending on the scope, complexity and level of customization. Before presenting pricing, our team invests considerable time evaluating your property, understanding your goals, and developing a clear understanding of what it will take to execute your project properly.
The consultation fee reflects the time, expertise, and resources dedicated to this process. Rather than providing quick estimates based on assumptions, we believe our clients deserve thoughtful planning, accurate guidance, and a clear roadmap for their project from the very beginning.
Our consultation process is designed for homeowners who value professional expertise and want the confidence that comes from making well-informed decisions about their investment.
As part of our consultation and project development process, our team may create a conceptual 3D design to help visualize the potential layout, features, and overall direction of your project. Unlike many firms that charge a separate design fee, conceptual design work is incorporated into our consultation process, providing significant value to homeowners exploring their project with our team.
These conceptual designs represent the expertise, creativity and intellectual property of Just Grillin Outdoor Living. As such, all drawings, renderings, layouts, and design concepts remain the exclusive property of Just Grillin Outdoor Living until a project agreement is executed.
Conceptual designs are presented in person at our showroom, where our team will walk you through the proposed vision, answer questions, and discuss potential refinements. To protect the investment of time and professional resources dedicated to the design process, digital copies, printed copies, and photography of conceptual designs are not permitted prior to contract execution.
Once a project is formally contracted, all applicable design materials necessary for project execution become part of the collaborative building process.
All consultation fees are non-refundable.
This fee reflects the time, expertise, and resources dedicated by our design team during the initial project planning process. It covers the comprehensive evaluation of your property, on-site consultation, and the professional guidance provided to help you clearly understand the scope, feasibility, and direction of your outdoor living project.
For clients who choose to move forward with Just Grillin Outdoor Living, the consultation fee is credited toward the total project investment as part of the overall build agreement.
For clients who decide not to proceed, the consultation fee is not applied toward future services, product purchases, or appliance orders. This ensures we can continue to provide a high level of dedicated time and attention to each consultation without compromise.
Our goal is to deliver meaningful value and clarity during the consultation itself—regardless of whether the project moves forward—through professional insight that supports confident, well-informed decision-making.
A successful project begins with clear and realistic expectations on both sides. One of the most important components of that process is understanding your investment range from the outset.
With over two decades of experience, we’ve consistently found that many homeowners are not fully familiar with the true cost associated with designing and building high-quality living spaces. Online information can often be misleading, leading to assumptions that do not reflect current material standards, construction requirements, or the level of craftsmanship found in our portfolio.
For this reason, establishing a clear budget allows our team to provide meaningful guidance and design solutions that are aligned with what is realistically achievable. It enables us to tailor concepts, recommend appropriate materials, and refine the scope of work so the final design reflects both your vision and your investment level.
While we always strive to maximize value and creativity within every project, we do not guarantee that specific requests can be achieved within a given budget. Construction involves many variables, and thoughtful planning is essential to aligning expectations with execution.
Without a defined investment range, it becomes significantly more difficult to properly guide the design process or deliver the level of precision and service our clients expect. This is why our consultation process places strong emphasis on open communication around budget, ensuring the end result is both well-designed and appropriately scoped from the beginning.
